qld site value Page 136

In Queensland, “site value” is the Valuer‑General’s estimate of what your land would sell for, including site improvements like clearing, earthworks and drainage, but excluding buildings and other structural improvements.

It applies to non‑rural land; rural land is assessed on unimproved value instead.

The figure is used to help calculate council rates and state land tax, so it’s not just bureaucracy—it’s your hip pocket.

Values are determined from recent sales and market evidence, and QLD issues updated valuations periodically for selected areas.

If you think they’ve overshot, you can lodge an objection by the stated deadline—bring evidence, not just righteous indignation.

Check your valuation notice for the date, locality, and assumptions; a quick chat with a local valuer can confirm whether it passes the pub test.
